SO, how do you go about buying one of these properties? First call me, Larry Dwyer at (702) 896-4795 to verify that the property is still available and discuss a purchase strategy (price, terms, deposit, debt).

You should know that 98% of the time I work as a BUYER'S Broker. That means that I represent YOU, the Buyer, NOT the Seller.  The Agents you meet while roaming through Websites are for the most part representing the SELLERS of the properties.  They are happy to write up a Contract but you in effect have NO representation. This is NOT a good thing.

If you are interested in submitting an offer, I will draft a Letter of Intent (LOI), and e-mail or fax it to you for signature. You will sign it and FAX it back to me and I will present it on your behalf to the Seller or the Seller's Agent and get a response back to you usually the same day or the next day. 

A Letter of Intent is usually the best tool to use for negotiating. Once it is signed by both parties, a contract will be drawn (either by your attorney, the Seller's attorney or we can supply the form) and signed again by both parties.  Your earnest money (good faith deposit) will be placed in an escrow account mutually agreed to by Buyer and Seller.

Once this is done you will receive copies of the lease, environmental report (if available), any plans (if it is a new building), and any other due diligence material available. 

If you’re obtaining financing on the property, you will need to fill out a complete loan application and submit to one or more Lenders to obtain a loan committment.  Then you'll Review and Approve the due diligence documents and visit the property to complete your due diligence investigation.

The escrow holder will draw all necessary documents for closing and have your lender deliver their documents to escrow. You'll go to the closing agent, sign all pertinent documents, fund the escrow and closing will happen within one to two days. Title is transferred and the property is yours. The escrow holder will send a letter to the tenant directing them to pay the rent to you at your designated address or by wire if you so desire.
